AIR LEAKAGE TESTING

This can also be referred to as airtightness testing or air permeability testing.

It is the method by which the amount of air escaping from a property unintentionally is measured. It has been used as part of building regulations since 2002 in new residential and commercial buildings.  It has also been implemented as part of PAS 2035 in large retrofit projects.

For the tests we use the relatively new (approved) Pulse technology as it operates applying less pressure and is far less intrusive to the surroundings.

Unintentional air loss will obviously impact by way of increased energy bills and the buildings carbon emissions. Tests, conducted under CIBSE TM23 standards, quantify the air loss as an ‘air permeability’ score.  The higher score the more air the building is losing air. Before the test commences all trickle vents must be closed with vents and extract fans sealed.

Where a test has been conducted on an existing dwelling the results may be used by an domestic energy assessor to override the default score on an Energy Performance Certificate
